For asset owners, institutions and facilities directors

Give an existing building its next useful chapter.

An existing building holds useful space, investment and possibilities. MESA’s documented work includes design adjustment, renovation planning and construction supervision: connecting a building’s next use with the decisions required to renew it.

01

Understand before intervening

Begin with the building’s uses, recurring problems, available drawings and condition. Identify what might be retained and what requires technical investigation before deciding the scope of change.

02

Resolve the interfaces

Partitions, circulation, services and finishes affect one another. Renewal requires a coordinated response rather than isolated selections of materials or furniture.

03

Plan around real constraints

Discuss occupation, access, approvals, procurement and sequencing before a programme is proposed. Savings, completion dates and uninterrupted operation cannot be assumed from photographs alone.

FROM THE PRACTICE

See the thinking in context.

Before we begin.

Can an occupied building be renovated in phases?

Potential phasing depends on the building, access, services and operational requirements. MESA can discuss these constraints as part of defining the brief; a workable sequence needs project information and coordination.

Can you diagnose cracks or building safety from photos you share?

No. Photographs can help identify the subject of an enquiry. Safety, structural condition and causes of defects require the appropriate professional assessment and site information.

Start with a clear brief.

Share the location, the priorities and a few photographs. MESA will review your information to establish a useful next conversation.
